Renovations & Retrofits

This historic building was constructed late nineteenth century in the Lower Rondout district of Kingston. The building is 3 stories, constructed of Kingston clay brick with wood lathe and plaster coat finish. Over the years the original lime had deteriorated and been buried under gypson wallboard and layers of varying alterations. The restoration completely gutted building of all systems and removed all partitions and interior finishes to expose original brick layer. The ground level had deteriorating masonry slab that was removed down to sub-soil layer.

 

The rebuild entailed shoring up building foundation, new electrical, plumbing and heating systems. The ground level has a radiant earthen clay floor. Some of the buildings finishes include local pine paneling on all ceilings, Salvaged pine structural elements, cedar partitions and trim-work details, clay coats on all exposed brick, natural linseed oils on clay floors, tadelakt lime bathroom walls, Cast concrete sills, sinks and counters. The buildings previous cramped and cluttered interior has been transformed into an uplifting open and airy zen delight

Rondout Natural builders was hired to finish this owner-built off grid homestead. We finished floor and wall surfaces with clays and lime coats, local river stone bathroom details and and finished carpentry details used local oak and pine.
